Single-tenant, long-term-leased property sold to a local investor completing a 1031 tax-deferred exchange

COLUMBIA, S.C. — August 20, 2026 — Cypress Real Estate Partners, LLC, a Columbia-based commercial real estate investment firm, announced today the successful sale of a 43,750-square-foot industrial warehouse located on Old Wire Road near the Saxe Gotha Industrial Park in Cayce, South Carolina. Cypress Real Estate Partners represented the Seller in the transaction.

The property was acquired by a local investor completing a 1031 tax-deferred exchange. The sale represents a strong investment transaction, as the warehouse is fully leased to a single tenant under a long-term lease, providing the Buyer with a stable, income-producing asset in one of the Midlands’ established industrial corridors. The terms of the transaction, including sale price, were not disclosed.

The Cayce submarket, located southeast of downtown Columbia along the Congaree River, continues to benefit from its proximity to Interstate 26, Interstate 77, and the Port of Charleston, making it a preferred location for distribution, logistics, and industrial users.
