Cypress Commercial identified and purchased this asset in the Spring of 2016. When purchased, the former strip retail center was 100% occupied by a public charter school. We liked the location – 26,600 VPD – significant discount to replacement cost and “going in” yield of over 10%; we also knew the school would be moving to a new campus in the Fall of 2018. We “re-purposed” the building with a $500,000+ budget – new exterior treatment, electrical/HVAC, parking lot, signage and landscaping.
